1. What has your company sold in my area?

Experienced Agents should bring you a complete list of both their own sales, and other comparable sales in your area. This will show that they have worked with houses like yours, as well as whether or not they were able to sell in a timely manner. Plus, it could give you a good sense of how much money—or how little money—they could get you for your home.

2. Does your Broker control your advertising or do you?

The most important part of selling a home is the marketing. A home that is marketed better will sell faster, and for more money, so you want to make sure that your home is marketed as best as possible in order for it to stand out from the competition. If your agent is not in control of their own advertising, then your home will be competing for advertising space, not only with this agent’s other listings, but also with the listings of every other agent in the brokerage.

3. On average, when your listings sell, how close is the selling price to the asking price?

This information is available from the Real Estate Board. Is this agent’s performance higher or lower than the board average? Their performance on this measurement will help you predict how high a price you will get for the sale of your home. Oftentimes, agents will promise you a high price just so they can get your business, and then they fetch you a much lower price for your home, leaving you disappointed. When you receive this information, the agent’s record will speak for itself, and you’ll have a better sense as to what you’re getting yourself into.
